Home remodeling and additions in Ashburn, Virginia
Ashburn grew from farmland into planned communities over the last decades of the twentieth century and into this one. When a house built to a community's original plans no longer fits the way you live, the answer is usually a kitchen that opens to the family room, a finished lower level, more space at the back of the house, or a terrace for long evenings outside. Blackline Builders, a home remodeling contractor based in Manassas, plans that kind of change for Ashburn homes.

In Ashburn's planned communities, remodeling involves two sets of rules, the community association's and Loudoun County's. We plan each project around both from the first visit.
Building in Ashburn
One permit authority. Ashburn is unincorporated, so there is no town layer. Loudoun County issues both the zoning and the building permits. For an addition, the county asks for a plat showing the house, the new work and its distances to the side and rear lot lines, along with plans that detail every structural element. Decks need a building permit and a zoning permit, and the county's deck requirements call for footings at least 24 inches deep, bearing on solid soil.
Association review runs alongside. Brambleton's Covenants Committee reviews every exterior change, permanent or temporary, from a new room, deck or patio to a change of color or material. Broadlands requires written consent from its Covenants Committee, through a Modifications Subcommittee, before any addition or alteration visible from outside the lot. It also reminds owners that county permits and the call to Miss Utility remain their job.
Airport noise. Some parcels near Washington Dulles International Airport may fall within Loudoun's Airport Impact Overlay District. In its Ldn 60–65 noise area, new additions need acoustical treatment. That is far simpler to design into walls, windows and roof from the start than to retrofit, so the county's parcel map is worth checking before drawings begin.
Clay under the lawn. Eastern Loudoun has shrink-swell soils with high clay content. They expand and contract as moisture changes, which loads foundations unevenly, and the county applies extra standards to land disturbance in them. Footings for an addition, a porch or a terrace should be designed for what is actually underneath, and the county offers a preliminary soils review where more detail is needed.
What we build in Ashburn
- Kitchen renovations. Opening a kitchen to the family room often means reworking a bearing wall, which puts detailed structural plans in front of the county.
- Basement finishing. A basement bedroom needs an emergency escape window, and a full plan set must show its sill height, its opening size and the smoke alarm locations. A lower-level kitchen adds a zoning permit of its own.
- Additions. A family room, an owner's suite or a second story, drawn with the association's guidelines in hand and, where it applies, the airport noise standard.
- Outdoor living spaces. Covered outdoor rooms and terraces, which association review treats as exterior changes like any other.
- Decks and patios. Decks built to county footing requirements, and patios laid out so they sit comfortably within the lot.
- Stamped and decorative concrete. Walks and terraces in a color and pattern chosen to go through association review alongside the house.
- Bathroom renovations. Primary and hall baths, on their own or as part of a larger remodel.
Ashburn neighborhoods and communities
Brambleton is a planned community where construction began in 2001. Its review covers colors and materials as well as new structures, so finish selections for an exterior project belong in the application, not after it.
Broadlands is a master-planned community developed from the 1990s beside the Dulles Greenway. Anything visible from outside the lot needs written approval before work begins, which makes a clear drawing set the first deliverable.
One Loudoun is a mixed-use development just south of Route 7, along Loudoun County Parkway. Homes there sit within a larger plan, so we begin by confirming which governing documents apply to the property.
How an Ashburn project comes together
It starts with a visit to the house. We walk the rooms and the yard, listen to what you want the house to do, and note what will shape the design: bearing walls, the height of the basement, the grade behind the house, the association's rules. Design and selections follow, and the price is built from what that visit found. The association application and the county permit application are then prepared from the same drawings, so both reviews see the same project.
Questions about remodeling in Ashburn
Yes. Brambleton's Covenants Committee reviews every exterior change, and Broadlands requires written consent before any addition that is visible from outside the lot. The county permit is a separate approval, and Broadlands states that obtaining it is the owner's responsibility.
It could, if your parcel is near Washington Dulles International Airport. Inside the overlay's Ldn 60–65 noise area, new additions need acoustical treatment. Loudoun County publishes an interactive map showing each property's designation, and it is worth checking before design starts.
Loudoun County. Ashburn is an unincorporated community rather than a town, so the county's Department of Building and Development issues both the zoning permit and the building permit.
