FAQ
Frequently asked questions.
Plain answers about where we work, licensing, what shapes cost and timing, fixed-price proposals and concrete. If your question is not here, ask us. We would rather talk it through than guess.
Six questions
What people ask us first.
The same questions come up on almost every first call. Here is how we answer them.
We work across Loudoun County (Ashburn, Leesburg, Sterling, Aldie, Purcellville and Middleburg), Fairfax County (Reston, Herndon, Vienna, McLean, Great Falls, Centreville and Chantilly) and the City of Fairfax, Prince William County (Gainesville and Haymarket) and the City of Manassas, Arlington and Alexandria, and Fauquier County (Warrenton). We're based in Manassas.
Yes. Blackline Builders is a licensed Virginia contractor; we're happy to share license and insurance details during your consultation.
It depends on the lot and the site work it needs, the size and design of the house, the finishes you choose and the permitting requirements where you're building. Because every project is different, we price each one individually after an on-site visit.
Timing depends on the size and complexity of the design, your selections, the condition of the site and the permitting and review process in your county or city. We schedule each project individually after an on-site visit, once the scope is clear.
Fixed-price proposals are available once design and selections are defined. Ask us about it at your consultation.
Yes. We build custom homes, take on renovations and additions, and do concrete work. Concrete is also available as a standalone project, from driveways and patios to foundations and retaining walls.

Call or email and ask. No question is too early.
Cost and timing
Four things shape every number.
We don't publish prices or build times, because they would not be true of your lot. These are the things we look at before we give you either.
-
The lot and its site work
Access, slope, drainage and the ground itself. A lot that needs clearing, grading or retaining walls asks for more before the house can start.
-
Size and design
How much house, and how complex it is to build: the footprint, the rooflines, the spans and the number of floors.
-
Finishes and selections
Windows, roofing, cabinetry, flooring and fixtures. What you choose, and when those choices are settled, both count.
-
Where you're building
Each county runs its own permitting, and the independent cities run theirs. Historic districts and planned communities add their own design review.
That is why every project is priced and scheduled individually, after we have walked the site with you.
