Blackline Builders is a Northern Virginia contractor for custom homes, renovations and concrete, based in Manassas. We build the house and the concrete it stands on.
Who we are
A contractor for the whole house.
We build new homes, renovate and add on to existing ones, create outdoor living spaces, and pour the concrete underneath and around all of it.
Working from the ground up means the footings and slab get the same attention as the kitchen and the great room, and concrete and construction are planned together instead of being handed off at the end.
A black line on a plan is a decision: where a wall stands, where a footing goes, where the drive meets the street. We build to that line.

We start on site
An estimate begins with a walk of the property. We would rather see the lot, the house or the slab than guess from a description.

Decisions come before construction
Plans, finishes and details are settled before anything is built, so the proposal describes the project you actually chose.

The ground and the rules are part of the plan
Soils change across Northern Virginia, and so does permitting. Foundations are designed for the site, and local reviews are planned for from the first conversation.

We don't quote figures for work we haven't seen. Cost and schedule come from your site, your design and your selections, and we walk you through what drives them.
